We’re not a booking platform with thousands of anonymous listings — we’re a small, local team who’s actually walked through every home we manage, knows every suburb personally, and can tell you honestly which property suits what you’re actually after.

Booking & Staying

What’s the minimum stay?

Most of our homes have a minimum stay of 2 nights, though this can vary by property and season — a quick note from our team will confirm the exact minimum for the home you’ve got your eye on.

Is there a minimum stay over peak periods (Christmas/NYE, school holidays)?

Yes — during peak season (roughly mid-December to mid-January) most properties move to a 7-night minimum. Shoulder and low season generally have shorter minimums, so if you’re after a quick weekend escape, winter and early spring are your best bet.

What’s included in the price?

Every stay comes with quality linen and towels, a full clean before you arrive, and a kitchen stocked with the basics, ready to go.

Is a security deposit required?

Yes, a refundable security deposit applies to all bookings. Payment is structured as 50% at the time of booking, with the balance and security deposit due 30 days before arrival.

What’s your cancellation policy?

We know plans change, so here’s exactly where you stand:

  • More than 90 days before arrival — you’ll receive a full refund of monies paid, less a $150 cancellation fee and any merchant or transaction fees.
  • Within 90 days of arrival — a refund isn’t available unless we’re able to re-book those dates. If we do, we’ll refund what’s recovered, less any shortfall in rental income, the $150 cancellation fee, and merchant fees.

Because of this, we’d always recommend taking out travel insurance — it’s the easiest way to protect your trip if something unexpected comes up. (See our full Booking Terms & Conditions for the complete policy.)

Can we host a gathering or have extra guests visit during our stay?

Our homes are for accommodation, not events — most are in quiet residential streets, and we want to protect that for our owners and their neighbours. If you’re hoping to have a few extra people over for a meal, just check with us first so we can okay it with the owner.

Check-in & The Stay

What time is check-in and check-out?

Standard check-in is from 2:00pm and check-out is by 10:00am. If you need a little flexibility either side, ask us — we’ll always try to make it work if the schedule allows.

Is early check-in or late check-out available?

Sometimes, depending on bookings either side of yours. Let us know what you need, and we’ll do what we can.

Will the house be serviced during a longer stay?

For stays of 10 nights or more, we include a mid-stay linen change and clean, so the house feels as good on day eight as it did on day one.

What happens if something goes wrong during our stay?

You call us. That’s genuinely it — we’re a small, hands-on team, not a call centre, so you’ll get a real person who knows the property and can sort it quickly.

Pets & Property Features

Are your properties pet-friendly?

Some are — we’ve got a number of homes where small and medium dogs are welcome by prior arrangement.

Do your homes have pools, air conditioning, or direct beach access?

It varies property to property — use the filters on our search page to find homes with the features that matter most to you, whether that’s a pool, a beach view, or a two-minute walk to the sand.

Local Knowledge

What’s the best way to get around Palm Beach and the Northern Beaches?

A car is easiest if you’re exploring beyond your suburb, but Palm Beach, Avalon, and Whale Beach are all walkable once you’re settled in. The Palm Beach ferry is also a lovely (and very local) way to reach Pittwater’s quieter corners.

Can you recommend places to eat or things to do nearby?
